Looking for a promotional idea for an apartment complex in a college town. Pending approval, they will be open to the students, but for the next month or 2 they are not allowed to have students on the lease unless with someone who isn't a student and works full-time.
I am looking for an enticing move-in special, but I ask you keep one thing in mind. They had a special in December that was "$99 moves you in". This went GREAT and they saw a lot of results. The only problem is that when the second month's rent was due, only one of the new clients paid...

We are also in a college town. Students want 'free'. When it comes to apartments it also becomes location, location, location. The further from campus, the more amenities are generally offered. Apartment complexes are very competitive and offer free WIFI, cable, pool, community house, choice of first or last month free with early sign-up, etc. One had a flat screen tv on the wall in every apartment as standard equipment - which got a great response. They did not repeat that offer so it may be they had problems.
Hold the inducement until the end.
Promotion is get one month free with a 12 month lease.
The free month will be the last month.
